A Guide to Niblock’s New Home Design and Construction Process
We’re proud you’ve chosen Niblock Homes and entrusted us with building your new home. We have the people, experience, and systems in place to make the complex process of building a home go as smoothly as possible. By understanding each step and setting realistic expectations, we hope you’ll feel confident, informed, and excited throughout the journey.
1. Loan Approval
If you haven’t already applied for and received prequalification for a home loan, you’ll need to do so within five days of signing your new home contract. Loan preapproval documentation from one of Niblock Homes’ preferred lending partners should be provided within 21 days.
2. Making Décor Selections
Your design and décor selections are an opportunity to personalize your home and reflect your own taste and personality. Meeting the deadlines for these selections is essential to keeping your home on schedule. Construction will move forward once all required selections have been finalized.
3. Plan Approval
Before construction begins, you’ll review and approve the structural plans for your new home. Once your plans are approved, our Design Studio team will contact you to schedule your final décor selections meeting.
4. Construction Release
Construction release marks the transition from the planning phase to the beginning of construction. During this stage, Niblock finalizes the construction drawings, estimates material needs, and issues purchase orders for the various components of your home.
5. Plan Presentation Meeting
During this meeting, you’ll review your home’s plans, change orders, and selections to ensure everything is in order. You’ll also receive a tentative construction start date.
6. Lighting Selections
Following your plan presentation meeting, a copy of your electrical plans will be provided to our lighting partner. The lighting showroom will then contact you to schedule an appointment to select the lighting fixtures for your new home.
7. Pre-Drywall Meeting
Your pre-drywall meeting takes place once your home is under roof and the rough mechanical systems have been installed. Along with your Project Manager, you’ll review the locations of key mechanical components and phone and cable outlets before the walls are closed.
8. Home Presentation
Before taking possession of your new home, you’ll meet with your Project Manager for your Home Presentation. This is your official introduction to your completed home, including its appliances and mechanical systems. It’s an opportunity to learn how everything works and become familiar with your home.
9. Closing
Closing is when ownership of your new home is officially transferred to you and the necessary funds are distributed. Once the closing process is complete, you’re ready for the next exciting step.
10. Move-In
It’s time to make yourself at home! Following closing, you can move into your new Niblock home and begin making memories in a space designed around you.
11. Warranty Checkup
Your home is covered by Niblock Homes and the 2-10 Home Buyers Warranty, subject to the applicable warranty terms. During your Home Presentation, a Niblock warranty technician will schedule a checkup for approximately 10 months after closing.
At that appointment, the technician will walk through your home with you to review its performance and address applicable warranty concerns.
We hope this guide helps explain the steps involved in designing and building your new home, as well as the reasons behind our policies and procedures. We understand that purchasing and building a home can feel overwhelming at times, and our team is here to guide you along the way.
At Niblock Homes, we want your homebuilding experience to be as enjoyable and stress-free as possible. From the first planning decisions to the day you move in, we’re committed to helping you feel informed, supported, and excited about the place you’ll soon call home.
