First Time Home Buyer

If you’re a first time home buyer, 2016 is your year!  Rent prices are skyrocketing and mortgage rates are still low enough to make it a financially smart move to buy instead of rent.  First time home buying (or 2nd and 3rd time) is a fun and exciting process,  but it can also be stressful at times.  That is why it is so important to pick a builder that will simplify the process, and with Niblock that is exactly what we aim to do.

Throughout the construction process, we will be working very closely towards one common goal, the completion of a Niblock home that meets, even exceeds, your expectations.  We each share some equally important responsibilities; in most cases, responsibilities which must be met before we can proceed to the next step in the process.  It’s important to us that you understand what we are doing and when; the organizational and “behind-the-scenes”  elements that are a part of the process; and the importance of your making timely decisions on matters such as the Final Structural Change Order and Color Selections.

 Your contract has just been accepted, what happens next?

 Your preliminary loan approval is our next stop on our construction timeline.  Once you have approval from your bank, we can issue our Final Structural Change Order.  This is a pivotal point in the construction process as it begins the entire process of drawing and building your home.

Now the fun can begin as we move on to your Preview Appointment at our Selection Studio!  Here you will make selections on everything from the exterior of your home to the tile in your master bath.  We know that this can be extremely overwhelming, that is why we have you come back in for a Final Selection Studio Appointment.   24 hours after your appointment, your Final Selection Studio Change Order should be completed.  This is another pivotal point, because any delays in completion of these items can and will delay the entire building process.  During this time blueprints for your home are drawn, yes that is correct, our architectural team draws blueprints for every single home we build.

Next stop on our timeline, The Release of your Home for Production!  During this time period we will obtain permits, country approvals, etc.  We will also prepare all the paperwork necessary to build your home.  After that it is time to Attend Your Homesite Orientation.

About 5-7 weeks into the building process, you will have your Blueprint Presentation Meeting, where blueprints to your home will be presented.  Your Builder Representative as well as your Project Manager will be present for this meeting.

Now Construction can Begin!  After your Framing is complete, you will meet for your Pre-Drywall meeting.  This is where you will be able to walk thru your home with your project manager.  Next up, Drywall!  You will really be able to visualize your home now.

Once your home is complete you will once again meet for your Home Presentation.  This is where your Project Manager will walk you room by room through your new home.  Here they will answer any questions or address any concerns that you might have.  They may even give you some great home care tips!

Congratulations, it is time to Close on your new home!  Your home building journey has come to an end, and now it is time to start your new journey as a Niblock homeowner!
